The charts above show the median sales prices for the 3rd quarter of each year, ’99 through ‘07. 

In addition, at the bottom of the charts, under the year, you will see the average percentage of list price received by sellers each quarter plus the total number of closed sales in that period. 

As you can see, median sales prices have risen nicely in all cities since 2001 (except in Los Altos Hills).  Whether or not we are at the “top” of the current cycle will depend greatly upon consumer confidence going forward and the supply of homes for sale which is currently at an all time low in these cities (except in Los Altos Hills).



OUR CURRENT RECOMMENDATIONS:
SELLERS: If you are thinking of selling in the near future we encourage you to hurry and take advantage of the current "seller's" market.
BUYERS: At this point in the cycle, it is imperative to select carefully!
