The charts above show the number of closed sales in the month of November of each year, '99 through '07, and the number of homes for sale on Nov. 30th.
 
At the bottom of the charts, you will see the number of months it would take for the homes to sell at that month's rate of sales. In addition, the average percentage of list price received by sellers is shown.

As you can see, the supply of homes on the market varies wildly and is most affected by consumer confidence.  Whether or not we are at the "top" of the current cycle will depend greatly on consumer confidence going forward and the subsequent supply of homes for sale (which is currently at an all-time low in these cities - except in Los Altos Hills).  


OUR CURRENT RECOMMENDATIONS:
SELLERS: If you are thinking of selling in the near future we encourage you to hurry and take advantage of the current "seller's" market.
BUYERS: At this point in the cycle, it is imperative to select carefully!
