The charts above show the number of closed sales in the month of March of each year, ‘00 through ‘09, and the number of homes on the market on the last day of the month.
 
At the bottom of the charts, you will see the number of months it would take for homes to sell at that month’s rate of sales. The average percentage of list price received by sellers is also shown.

As you can see, the supply of homes on the market varies greatly and is most affected by consumer confidence. Sales volume has dropped while the number of homes on the market has increased tremendously. We expect this trend to continue.

OUR CURRENT RECOMMENDATIONS:
SELLERS: If you are thinking of selling in the near future, we encourage you to do so as soon as possible as prices are currently falling. We are clearly in a buyer’s market.
Jeff and Steve’s tip for success: A “Vacant & Staged” home will sell for substantially more than an occupied home.
BUYERS: At this point in the cycle, it is imperative to select carefully – but for those with some cash and job security, this is a great buying opportunity with extremely attractive interest rates.
