The charts above show the number of closed sales in the month of January of each year, ‘00 through ‘09, and the number of homes on the market on the last day of the month.
 
At the bottom of the charts, you will see the number of months it would take for homes to sell at that month’s rate of sales. The average percentage of list price received by sellers is also shown.

As you can see, the supply of homes on the market varies greatly and is most affected by consumer confidence. We are well into the downside of the price curve with consumer confidence at an all-time low. Homes that have perceivable “issues” are currently declining rapidly in value in our area while some of the best homes have declined only slightly. Data was gathered from MLSlistings.



OUR CURRENT RECOMMENDATIONS:
SELLERS: If you are thinking of selling in the near future, we encourage you to do so as soon as possible as prices are falling. We are clearly in a buyer’s market.
BUYERS: At this point in the cycle, it is imperative to select carefully - but this is a great buying opportunity with very attractive interest rates. Tip for success: Buy when folks are selling, sell when folks are buying!
