The charts above show the number of closed sales in the month of August of each year, ‘00 through ‘09, and the number of homes for sale on the last day of the month.

At the bottom of the charts, you will see the number of months it would take for the homes to sell at that month’s rate of sales, plus the average percentage of list price received by sellers is also shown.

This month: In Los Altos & Palo Alto the market is “Balanced” (2 to 4 months of inventory). In Menlo Park and especially Los Altos Hills it is a “Buyer’s” market (over 4 months of inventory).

Bottom line: Buyers and sellers in Los Altos and Palo Alto will both need to be somewhat flexible to achieve success. In Menlo Park and Los Altos Hills sellers need to be prepared to reduce their asking price until they achieve a sale.
