|
The charts above show the number of closed sales in the month of August of each year, '00 through '08, and the number of homes on the market on the last day of the month. At the bottom of the charts, you will see the number of months it would take for homes to sell at that month's rate of sales. The average percentage of list price received by sellers is shown. As you can see, the supply of homes on the market varies wildly and is most affected by consumer confidence. We believe we have passed the "top" of the current cycle. Homes that have perceivable "issues" are beginning to decline in value in our area while some of the best homes are still receiving multiple offers. Data was gathered from REInfoLink. |

| OUR CURRENT RECOMMENDATIONS: | |||||||||
| SELLERS: | If you are thinking of selling in the near future, we encourage you to take advantage of current market values. It has now shifted from a seller's market to neutral at best. | ||||||||
| BUYERS: | At this point in the cycle, it is imperative to select carefully - but hurry to take advantage of below average interest rates. (Please call us for details: 650.543.1050) |
