The charts above show the median sales prices for each year, 2000 through 2009.

At the bottom of the charts, you will see the average number of days it took to sell, plus the average percentage of list price received by sellers that year.

In 2009, median sales price declined in most areas, but remained flat in Los Altos Hills. Sales volume was up slightly in '09 from '08 in all areas, but still well below average. Demand vs. supply shifted dramatically in the 4th quarter. We saw many instances of multiple offers and over-bidding in the entry-level market in these areas. Upper price range homes began to move once again, as well.

OUR CURRENT RECOMMENDATIONS:
SELLERS: If you are thinking of selling your home it is once again a good time to do so as buyers are readily buying when the home is accurately priced to market value.
BUYERS: There is more competition for better properties. Hurry to take advantage of very favorable interest rates while they are still available.
