The charts above show the number of closed sales in the month of January of each year (‘01 through ‘10) and the number of homes for sale on the last day of the month.

At the bottom of the charts, you will see the number of months it would take for the homes to sell at that month’s rate of sales, plus the average percentage of list price received by sellers is also shown.

This month: While the inventory of homes for sale was higher this January than most previous years, the number of sales were up sharply from a year ago. In terms of supply and demand, the market had moved into a "Balance Market" with multiple offers common for the best, accurately priced properties.

Bottom line: Both buyers and sellers still need to be somewhat flexible to achieve success in the current market, due to the public's uncertainty regarding the overall economy.

If you are thinking of selling your home be careful to price it accurately. Buyers are willing to buy, but they are still extremeley price-sensitive.

BUYERS:

There is above average inventory of homes for sale to choose from. Now's the time to take advantage of current low interest rates.
